TERMS AND CONDITIONS OF RENTAL
PAYMENTS
The rental cost of the villa is guaranteed at the time of booking, and will not be subject to any surcharges.
A non-refundable deposit of £100 GBP per week is required at the time of booking , with the balance of the rental payable 8 weeks prior to your date of arrival, together with a returnable security deposit of £100. This returnable deposit will be paid back to you approx 14 days after your return home subject to a departure check report from our house manager. Any outstanding electricity charges, missing or damaged items costs will be taken from this deposit and the balance returned as above.
We also require you to leave a deposit of 50 Turkish Lira with the house manager on arrival in return for the keys. The charge for electricity used will be taken out of this deposit and the balance returned to you on departure. In the event that 50 Turkish Lira does not cover the cost of electricity used during your stay, you will need to pay the balance in Lira to the manager before you depart.
If booking less than 8 weeks prior to arrival, the full rental cost is payable at the time of booking. We accept cheques or paypal. We prefer your security deposit in the form of a cheque however, which will not be cashed unless necessary.
( Please note: If you pay your security deposit through paypal it will be subject to a £5 GBP charge which is the cost charged by Paypal for processing credit card payments.)
Following a provisional telephone/email booking we will require receipt your deposit (or full payment if within 56 days) within 7 days in order to secure the reservation.
Only the persons named on the reservation form can stay in the accomodation. We reserve the right to ask you and your party to vacate the villa immediately without compensation if it is found that there are more persons than are listed in the accomodation.
Upon receipt of your deposit we will confirm your reservation by email.

CANCELLATIONS AND REFUNDS
In the event that you need to cancel your reservation, please do so by email as soon as possible. Every endeavour will be made to re-let the property, and a refund can only be make if this is achieved. The booking deposit is not refundable under any circumstances. It is in your interests , therefore, to let us know as soon as possible if you are unable to take up this booking. Cancellation within 6 weeks of your arrival date will be charged at 100% of the rental cost.
In certain circumstances you may be able to make a claim under your travel insurance policy.
In the unlikely event that we had to cancel your booking, a full refund would be made.
We are unable to accept any liability for any events outside our control, such as:
delay to your flight, whether the delay or cancellation is caused by adverse weather conditions, the action of air traffic controllers, the action of airport authorities or governments, the rescheduling of times by the airline, mechanical breakdown, strike or industrial action or otherwise, transport problems, closure or disruption of airspace, airports. or seaports, cancellation of scheduled airline or sea services, or any events outside of our control.
In such circumstances you may be able to make a claim under your travel insurance policy.
We reserve the right, in exceptional circumstances, to ask guests to leave the villa. This would only happen in the event of unacceptable actions or behaviour, for example, illegal use of drugs, wilful damage, violent or dangerous behaviour, additional persons being allowed to stay in the villa without owners permission being granted, disregard of general site rules and regulations and general rules relating to barbeques and the seperate pool rules posted inside the villas. Under such circumstances we would not be prepared to make any refund whatsoever. The lead named person on the reservation form is responsible for the guests in the party.
